Right now there are no condos for sale in Seymour and the ones that sold are in the link above.  If you notice the two sold in your community for $210,000 and $245,000 last year.  Since there is no inventory on the market now, I would recommend we hit the market at $300,000 to $325,000 to see if we can get any activity.  There is a possibility your home is worth less than $300,000, however, we should test the market at the higher price and make adjustments accordingly.

To expedite this sale, we need to catch the attention of truly interested buyers. This can only be achieved through an MLS listing, broadcasting on leading local brokers' websites, and directly emailing their clientele. 

My suggestion is to list it at this price initially. If we don't manage to secure any viewings or positive offers within a couple of weeks, we can reassess our pricing approach. 

Provided below is the expected price range for selling your home. 

Naturally, this is merely a ballpark figure and may fluctuate higher or lower, depending on any refurbishing or enhancements you've made to make the property market-ready.

  1. I will get it listed on the MLS for Free (a $300 value) and attempt to get it Sold within the next 30 days or less. 
  2. I would do 100% of the work and organize all the showings for you, so you would no longer have to show it on your own.

For your safety and security, we require that every buyer can show they are pre-qualified or has proof of funds, prior to seeing your home and that a licensed real estate agent accompanies them at every showing.  There is nothing worse than allowing strangers off the street (ie: Zillow Shoppers) into your home, without having any clue as to who they are or their intentions. 
 
If at any time you feel that our relationship isn’t what you expected then you can fire me at any time and we will stop the listing.
