The only home with similar square footage as yours, is a 3 bedroom priced at $775,000 and the next home which is a 4 bedroom, is twice the square footage of yours, and is priced at $1.4m, so I do feel that we can hit the market at $1,000,000 to $1,100,000 to see how your home does.
To expedite this sale, we need to catch the attention of truly interested buyers. This can only be achieved through an MLS listing, broadcasting on leading local brokers' websites, and directly emailing their clientele.
My suggestion is to list it at this price initially. If we don't manage to secure any viewings or positive offers within a couple of weeks, we can reassess our pricing approach.
